» Introduction

The existing site is under redevelopment to comprise a mixed-use development of approx. 236 bedroom hotel and office tower arranged over three buildings, including:

- Old mill building is under reconstruction while reinstating the appearance ofthe original façade. This construction will form part of hotel with lobby hall,reception, bar, conference area, administrative areas and some guestbedrooms. Gross floor area of 5,115 sq m;

- New hotel building adjoining the mill building to include parking, restaurant,fitness, back-of-house areas and guest bedrooms on a gross floor area of10,183 sq m; this new part will be sheathed with façade panels

- Office tower with glass façade in front of old mill building with a gross floorarea of 3,848 sq m;

- Approx. 160 parking spaces arranged over basement and ground floor level.Total underground area of 5,872 sq m.

The hotel will be completed as an international 4-star category hotel and operatedunder the terms of a management agreement concluded with a strong internationalhotel chain. The name of the hotel chain, along with the hotel product chosen, will be announced during the fourth quarter of 2011.

The Office tower will be finished to Class A standard and leased as commercialspace.

In front of the Old Mill building and the office tower a small “plaza” is envisaged which shall serve is interlink between the two uses. German design office “Graft” is responsible for its’ conception in order to ensure the right balance between the outer appearance of the complex, the historical façade of Old Mill and the interior design.

Special purpose entity “Prigan holding d.o.o.”, jointly held by Soravia Real Estate, European Bank for Reconstruction and Development and Erste Bank.

» Location

Old Mill is located in old Belgrade in the lower Senjak area, within close proximity of the Mostar loop (“Gasela bridge”), which is the main E-75 Highway exit towards Belgrade City Centre. The development when completed will have an excellent vantage point across the Danube.

» Size

The total gross area of the complex amounts to approximately 25.000 m², including one underground level.

» Deadlines

Complex to be finished in mid of 2013.
