Exclusive Preview: Blok 12

The media and public are already introduced to the plans to develop part of the block 12, facing Nikola Tesla boulevard in New Belgrade. Like the rest of the block where YUBC centre is now placed, this land lot was also a property of the Energoprojekt. This company was very serious in planning this development, waiting to find a proper partner that would help financing, just like the office building in block 26.

Their plans envisaged a hotel with 22.000sq/m and over 400 rooms and apartments, project which was several times presented and mentioned on our site. Change of plans happened with worsening economic conditions, so this exclusive land got a new owner and its development will be managed by the company “Razvoj Blok 12”, formed especially for this purpose. In the meantime new renders and space utilization plans were unveiled with possible building organization. According to plans we had opportunity to study, it is obvious that the new investor have chosen higher density, better utilization and assigned different functionality.

General urban plan for this block allows construction of high rise buildings and the general purpose of the land is for construction of residential and commercial facilities. Allowed occupancy of this block is 30%, while the rest of the space is considered public and green spaces. The location of block 12 is one of the most attractive in New Belgrade and overlooks Danube key on one side and SIV building on other. It is serviced by high infrastructure and great transport connections.

It is possible to develop around 130000 sq/m of gross space of which half will be used for residential purpose. Estimates say that there is a need and possibility of constructing a shopping centar as a part of the complex, that could have 10.000sq/m per floor area. Spaces between buildings are planned to be arranged with a lot of public greenery and water applications, while the parking would be completely solved by underground garage space.

As this city space got its new organization, we want to present the last design proposed by architect studio “Laguarda.Low Architects LLC”. They envisaged 2 or 3 high rise buildings with variable number of floors, depending on the needs of the investor and specifications of the detailed regulation plan. One of the proposals holds two buildings and a shopping center positioned in the corner, while other idea sees third high rise and a commercial lifestyle center in its base.

We are presenting exclusive latest models, in expectations of the further development of this significant investment. These models of the renowned architect studios are just confirming enormous investment potential of this location.
Mediji i javnost su i ranije imali prilike da se upoznaju sa planovima o razvoju i izgradnji dela novobeogradskog bloka 12 koji gleda na Bulevar Nikole Tesle. Kao i prostor u okviru bloka 12 na kojem se danas nalazi YUBC kompleks, tako je i ovaj deo bloka nekada bio u vlasništvu Energoprojekta. U toj kompaniji se ozbiljno razmišljalo o pokretanju projekta, samo se čekao pravi partner koji bi kao i u bloku 26 učestvovao u realizaciji.

Planovi su predviđali hotel od 22.000 kvadratnih metara sa preko 400 soba koji je već predstavljan na našem sajtu. Naravno sve ove planove promenile su nove ekonomske okolnosti, pa je ovaj blok promenio vlasnika i njegov dalji razvoj vodiće privredno društvo “Razvoj blok 12”.

Novi investitor je u međuvremenu obelodanio svoje planove, pa su se pojavili novi predlozi iskorišćenja prostora i moguće organizacije objekata. Na osnovu planova do kojih smo došli, jasno je da se novi investitor odlučio za gušću gradnju, veću iskorišćenost prostora i drugačiji, pre svega multifunkcionalni projekat.

Generalni urbanisticki plan za ovaj blok omogućava izgradnju viših objekata, dok namena zemljišta predvidja izgradnju stambenih i komercijalni objekata. Dozvoljena zauzetost gradnjom je 30% sto znaci da ostala povrsina bloka predviđa javne i zelene površine. Lokacija Bloka 12 je jedna od najatraktivnijih na Novom Beogradu uz blok 26, sa iznvanrednim pogledom na dunavski kej i zgradu SIV-a. Pri tome je saobraćajna infrastruktura oko bloka u potpunosti razvijena sa odličnim transportnim vezama.

U okviru ovog bloka moguće je razviti oko 130.000kvm bruto prostora od čega se planira da polovina bude namenjena stanovanju. Procenjuje se da postoji mogućnost i potreba za shopping centrom koji bi u osnovi imao 10.000 kvm. Prostori između zgrada bili bi sređeni sa puno javnog zelenila i vodenim aplikacijama, a parkiranje bi gotovo u celini bilo rešeno podzemnim garažama.

Kako je ovaj prostor dobio novu organizaciju, želimo da vam prikažemo poslednje rešenje i predlog koji je ponudio studio “Laguarda.Low Architects LLC”. Oni su predvideli 2 ili 3 višespratnice u nekoliko varijanta visine koja zavisi od potreba, ali i odrednica detaljnog plana regulacije čije se usvajanje očekuje. U jednom predlogu postoje dve višespratnice i shopping centar na uglu bloka, dok drugi predviđa i treću kulu u čijem podnožiju bi se nalazio komercijalni “lajfstajl” centar.
