The end of the year which was marked by turbulence on the real estate market, as a direct consequence of the global financial crisis is bringing more positive trends and hope for a more successful period in the future. We are talking with Aleksandar Zavisic, CEO of Ocean Atlantic International, company that is investor of the residential and commercial complex ‘Galerija Apartmani’ in Belgrade.

What is your main impression of the year behind us, when speaking about residential segment of the market?

The months of very humble market offer and low demand are now behind us. Second half of the year shows price stabilization after initial corrections. Also, the return of the subsidized bank loans for home buyers has boosted confidence of consumers that are making decision to buy their new home. We could say that the worst times are now gone.


Having in mind hard market conditions, your project was completed successfully, what is the interest of the potential buyers?

Our main goal was to offer quality living space on good location and high building standards. We also wanted to prove it is possible to keep your promise even under existing market conditions. Recently we started delivering our high standard units to the market, with more than acceptable pricing, meeting all given deadlines. We tried to meet different needs of the buyers with combination of quality and affordable prices, and they are recognizing it. Their comments are the best recommendation for our effort. We have buyers for Western Europe praising the quality of our product, even in comparison to many Western home builders.


What is the most common request of the interested buyers, when choosing their new home?

Of course that would be location, price, quality of the finishing works and organization of space. ‘Galerija Apartmani’ are located in the city centre in Francuska street. It is secluded for the city buzz, still close enough to everything that makes quality life in a big city. Our concept offers great layout of the interior and wide spread of apartment size to choose from. The floors are made of the genuine ash tree, windows are aluminum and bathroom tiles and equipment are made by renowned world brand Marazzi i Vileroy & Boch, like many other details that make apartments and entire project different than others on the market.


As prices when through a market correction during the 2009, do you believe that current price levels are more realistic and should we expect further drops?

Our prices haven’t seen any significant drop during 2009. There was no need to sell on lower price levels, as we always had realistic prices and we were honest to our clients from the beginning. We wish is to provide more than what they expect for the price they are ready to pay. This will bring them to all projects we will build in the future. The intensity and dynamics of the market recovered from the autumn and citizens are again taking house loans. Now when our project is completed and we are moving in first residents of the complex during the christmas season, we have decided to suprise our clients with a small present. We will give 5% discount an all apartments and commercial space during this holiday season. We are also giving kitchen furniture by famous italian producer Berloni. Interested buyers can come and visit our apartments, to make sure that with price of 2180 sq/m and furnished kitchen, our offer is really sprucing up holiday atmosphere.
Kraj godine koju su obeležile značajne turbulencije na tržištu nekretnina koje je bilo pod direktnim uticajem svetske ekonomske krize, donosi pozitivniji trend i nadu da će godina koja je pred nama biti uspešnija. Razgovaramo sa Partnerom i Direktorom za Srbiju kompanije Ocean Atlantic International, investitorom stambeno-komercijalnog kompleksa Galerija Apartmani gospodinom Aleksandrom Zavišićem.

Šta je ono što je po Vama obeležila godina koja je iza nas na tržištu stanova?

Meseci vrlo niske tražnje i jednako skromne ponude sada su iza nas. Druga polovina godine beleži stabilizaciju cena koje su inicijalno pretrpele korekciju. Ponovno uvođenje subvencionisanih kredita pomoglo je da se vrati poverenje građana u stabilnost tržišta kako bi se odlučili za kupovinu stana. Svakako je najteže vreme prošlo.


S obzirom na generalno tešku situaciju na tržištu, Vaš projekat je uspešno završen. Kakvo je interesovanje kupaca?

Naša osnovna želja je bila da Beogradu ponudimo pre svega kvalitetne stanove na kvalitetnoj lokaciji sa veoma visokim standardima u procesu izgradnje i da kupcima dokažemo da je moguće održati obećanje u tom pogledu. Ovih dana na tržište isporučujemo useljive stanove najvišeg kvaliteta po više nego prihvatljivim cenama i time dokazujemo da je obećanje ispunjeno. Potrudili smo se da odgovorimo i različitim potrebama kupaca i da dodjemo do pravog spoja kvaliteta i cene, što kupci odmah prepoznaju. Njihovi komentari su nam najbolja potvrda urađenog. Navešću samo da imamo i kupce koji dolaze sa zapada koji ostaju zapanjeni da je ovde urađeno nešto tako kvalitetno i da bi čak i na zapadu mnogi graditelji mogli da se ugledaju na naš primer.


Šta je ono na čemu kupci obično insistiraju pri odabiru stana?

Naravno to su svakako lokacija, cena, kvalitet završnih radova i unutrašnja organizacija prostora. Galerija apartmani su locirani u samom centru grada, u Franuskoj ulici, dovoljno izolovani od gradske buke, a pritom blizu svega što život u centru čini kvalitetnim. Sam koncept nudi odličnu organizaciju prostora i veoma veliki raspon kvadratura, upravo da bi odgovorili i najrazličitijim potrebama kupaca. Što se tiče kvaliteta završnih radova, stanove odlikuju podovi od prirodnog jasena, aluminijumska uvozna stolarija, pločice i kupatilska oprema renomiranih stranih proizvođača Marazzi i Vileroy & Boch, kao i mnogo drugih detalja koji stanove ali i ceo objekat čine visokokvalitetnim i umnogome drugačijim od ostalih u Beogradu.


S obzirom da su cene pretrpele korekcije tokom 2009, da li su sadašnje cene stanova realne i da li možemo da očekujemo dalji pad?

Cene naših stanova i poslovnog prostora nisu trpele značajnije korekcije tokom ove godine. Nije bilo razloga da prodajemo po nižim cenama. Uvek smo imali realne cene i uvek smo iskreni prema našim kupcima. Naša želja je da uvek dobiju i više nego što očekuju za cenu koju plate. To će ih uvek ponovo dovesti u objekte koje budemo gradili. Intenzitet prodaje je umnogome ubrzan od jeseni i građani se ponovo sve češće odlučuju za stambene kredite. Sada kada je objekat završen i dok očekujemo skoro useljenje prvih stanara odlučili smo se da nove kupce u toku novogodišnjih i božićnih praznika obradujemo poklonom. Za useljenje našeg prvog projekta u Beogradu svim kupcima za vreme praznika poklanjamo 5% popusta na sve stanove i poslovni prostor kao i kuhinju italijanskog proizvođača Berloni. Zainteresovani kupci mogu kada god to njima odgovara pogledati stanove, i uveriti se da cena sa popustom već od 2.180 EUR/m2 uz koju poklanjamo i kuhinju najvišeg kvaliteta zaista ulepšava prazničnu atmosferu.
