Blok 41a - Napred u visinu

We are pleased to present our readers with the exclusive preliminary design of the residential and commercial complex in New Belgrade’s block 41a. This modern apartment block is envisaged as twin towers over 75 meters high, with first shopping center of the known retail chain "Carrefour" as a part of the complex.

Block 41a is located at the southern corner of the intersection between Milutina Milankovica Boulevard and Omladinskih Brigada Street, with a building plot of approximately 2 ha. The development of this city block was a topic few years earlier, but numerous facts changed in the meantime. We are now presented with a new solution concept for this block, which will most likely enter into realization in the third quarter of this year. The investor of the project is domestic construction company "Napred".

The building is standing out on its dimensions, especially when compared with other existing new constructions on the right-side of Milutin Milankovic Boulevard. In this sense, it will visually aesthetically and functionally contribute to breaking down a row of closed and low-rise facilities that always stood as misplaced and somewhat limited the functional development of the entire area.

The new complex in block 41a will house a relatively large retail center. It also carries certain exclusivity, as it will be the first facility of long-heralded French retail chain "Carrefour" in Belgrade and in Serbia. The shopping center will have 40,000 square meters of gross space and it will occupy ground floor and two floors above. Below the building will be constructed underground garage on two levels which will also cover around 38,000 square meters. Two residential towers will rise from the shopping ceneter oriented toward the Omladinskih brigada Street and Milutin Milankovic Boulevard.

The location where the planned complex is situated allows the construction of tall buildings, between 50-100 meters high. Having in mind that detailed regulation plan is still being produced, it is not yet entirely sure how tall these towers will be in the end. The investor is interested in the maximum number of floors, but it is the decision of the authorities to grant the request. The towers will certainly have more than 75 meters, but if authorities can loosen their hard stance of high-rise, this time Belgrade could opt to construct a high-rise building after many years. The entire complex will be built simultaneously and in the further process of adopting the detailed regulation plan there is a possibility that this housing project could have greater number of floors then presented in the 3D renderings.

Start of the construction is planned for the third quarter of this year, while the shopping center according to the current plans will be opened before end of 2015. See exclusive 3D renderings of a new project in Block 41a.

Imamo zadovoljstvo da vam ekskluzivno predstavimo preliminarni dizajn stambeno-komercijalnog kompeksa u novobeogradskom bloku 41a. Moderni stambeni blok smešten je u dve kule visoke preko 75 metara, dok će se u prizemlju nalaziti prvi beogradski šoping centar poznatog trgovinskog lanca "Carrefour".

Blok 41a se nalazi na južnom uglu raskrsnice bulevara Milutina Milankovića i Ulice Omladinskih brigada, sa građevinskom parcelom od oko 2 hektara. O izgradnji ovog bloka bilo je reči i ranije, ali su se brojne činjenice u međuvremenu promenile. Sada smo u prilici da vam predstavimo koncept novog rešenja, koje će najverovatnije ući u realizaciju već u trećem kvartalu ove godine. Investitor je domaće građevinsko preduzeće “Napred”.

Objekat se svojim gabaritima dosta ističe kada ga poredimo sa ostalom novijom gradnjom nastalom duž desne strane bulevara Milutina Milankovića. U tom smislu on će vizuelno, estetski i funkcionalno doprineti da se razbije niz objekata zatvorenog tipa i niske spratnosti, koji nikada nije urbanistički odgovarao lokaciji i koji je donekle funkcionalno ograničio razvoj celog poteza.

U osnovi novog objekta u bloku 41a nalaziće se relativno veliki maloprodajni centar. On takođe sa sobom nosi dozu ekskluzivnosti, jer će to biti prvi objekat poznatog i dugo najavljivanog francuskog trgovinskog lanca “Carrefour” ne samo u Beogradu, već u Srbiji. Šoping centar će imati bruto 40.000 kvadrata i prostiraće se na čitavom prizemlju i dve etaže iznad. Ispod objekta će se nalaziti podzemna garaža na dva nivoa koja će takođe zauzimati oko 38.000 kvadrata. Iz zgrade šoping centra će se izdizati dve stambene kule, orjentisane prema Ulici Omladinskih brigada i Bulevaru Milutina Milankovića.

Lokacija na kojoj se gradi kompleks je studijom visokih objekata predviđena u zoni za zgrade od 50-100 metara. Imajući u vidu da je upravo u izradi DUP za ovaj projekat, još uvek nije u potpunosti sigurno koliko će kule imati spratova. Investitor je zainteresovan za maksimalnu spratnost, ali je odluka na nadležnima da se odobri zahtev. Kule će svakako imati preko 75 metara, ali ako se popusti sa tvrdom politikom niskih zgrada u ovom slučaju Beograd bi posle dosta godina dobio prve ozbiljnije višespratince. Ceo kompleks će se graditi istovremeno, a u daljem procesu usvajanja plana detaljne regulacije za ovaj blok postoji mogućnost da stambeni objekti budu i veće spratnosti od one na 3D prikazu.

Početak gradnje planiran je već za treći kvartal ove godine, dok bi šoping centar prema trenutnim planovima bio otvoren do kraja 2015. Pogledajte ekskluzivni 3D prikaz novog projekta u bloku 41a.
