Novo naselje u bloku 67a

New Belgrade is closer to the realization of another major residential project. The new apartment block will be built at the corner of Omladinskih brigada Street and Yuri Gagarin Street, with 841 residential units as well as other combined business and commercial facilities.

During a strong contraction in the housing market and the decreasing volume of construction, news came of the courageous decision of investors to initiate the development of another major housing project in Block 67a.

The investor is Deka Engineering from Belgrade, owned by industrialists Andrej Jovanovic and Bojan Milovanovic, the founders of "Marbo Product", famous producer of snacks and instant food. After the sale of their company to the U.S. food giant "Pepsi", they reinvested certain amount of the capital to the real estate market, with noted acquisition of a very attractive location in New Belgrade’s block 67a.

Through several competition stages, project received its final design proposed by the “Zap” architectural studio. According to the approved solution it is a complex of seven buildings, where 6 are residential and one is an office building with the hotel wing. The plot has an area of 36,000 square meters, while the gross area to be constructed will have nearly 137,000 square meters of both underground and above-ground floors. According to the master plan, the block is divided into 4 parcels, where the housing estate is planned at plot GP2, while the neighboring parcel GP3 and GP4 are dedicated for kindergarten and primary school.

Since this is a very large project, the intention of the investor is that it be implemented in stages. The first phase involves the construction of 3 sections (A, B and C), which are located in the northeast corner of the plot. These three buildings have 296 apartments, and according to the investors, the construction start of these first three buildings will begin this fall. It will offer flats of different types of structures and provide customers a choice of units between 25 m 2 and 145 m2. The complex also meets the highest standards of energy efficiency and shall include large underground garage with 250 parking spaces, 90 parking spaces above ground and playground for younger residents with landscaped walkways. The entrance to the building will also be equipped with stairs and ramps for the disabled, together with a dedicated parking space. Novi Beograd je sve bliže realizaciji još jednog velikog stambeno-poslovnog projekta. Novi stambeni blok biće izgrađen na uglu Ulice Omladinskih brigada i Jurija Gagarina, a imaće 841 stambene jedinice kao i druge kombinovano poslovno-komercijalne sadržaje.

U periodu velike kontrakcije na tržištu nekretnina, kao i sve manjeg obima gradnje, stigla je vest o hrabroj odluci investitora da pokrene razvoj još jednog velikog stambenog projekta u novobeogradskom bloku 67a.

Investitor je Deka Inženjering iz Beograda, inače firma poznatih bivših industrijalaca Andreja Jovanovića i Bojana Milovanovića , osnivača firme “Marbo Product” za proizvodju grickalica i brze hrane. Nakon prodaje američkoj prehrambenoj kompaniji “Pepsi”, donose odluku o reinvestiranju dela kapitala u nekretnine kupujući vrlo atraktivnu lokaciju u bloku 67a.

Kroz nekoliko faza došlo se i do konačnog arhitektonskog rešenja koje je u ovom slucaju izradio projektantski studijo “Zap”. Prema odobrenom rešenju radi se o kompleksu od 7 objekata, od čega je 6 stambenih i jedan objekat poslovne namene sa hotelom. Parcela je površine 36.000 kvadrata, dok će površina izgrađenih objekata biti blizu 137.000 kvadrata uključujući podzemne i nadzemne etaže. Prema urbanističkom planu, taj blok je podeljen na 4 parcele, gde se stambeno naselje predviđa na parceli GP2, dok su susedne parcele GP3 i GP4 planirane za dečiji vrtić i školu.

Pošto se radi o izuzetno velikom projektu, namera investitora je da on bude realizovan u fazama. Prva faza podrazumeva izgradnju 3 lamele ( A, B i C ), koje se nalaze u severoistočnom uglu parcele. Ove tri lamele imaju 296 stanova, a prema najavama investitora gradnja prve tri zgrade počinje na jesen ove godine. Ponuda stanova različitih struktura i tipova pruža kupcima mogućnost izbora između jedinica od 25m² do 145m². Kompleks takođe ispunjava najviše standarde energetske efikasnosti, a u prvoj fazi posedovaće i podzemnu garažu sa 250 garažnih mesta, 90 nadzemnih parking mesta kao i igralište za najmlađe stanare sa uređenim pešačkim stazama. Ulazne partije u objekat imaju stepeništa i rampe za hendikepirana lica kao i namenska parking mesta. Savetnik za marketing i prodaju na ovom projektu je Solidity Real Estate doo.

Zanimljivo je dodati da su investitori pokrenuli javnu akciju u kojoj će novo naselje dobiti svoje ime.
